1. What is Castle Pines?
Castle Pines is one of 20 communities located in the 3,000-acre master planned PGA Village community, in Port St. Lucie, Florida.

2. Who is the developer?
Castle Pines was developed by Florida based Kolter Properties. ROG is currently selling and managing golf villas and townhomes in this community.

3. What are the advantages of owning at Castle Pines through ROG?
ROG eliminates the hassles associated with owning a vacation home. ROG manages bookings, exchanges, rentals, bill payments and handles all the accounting, administration, reporting, repairs and maintenance.

4. Is ownership at Castle Pines a real estate purchase?
Yes. Castle Pines purchasers own a fully deeded real estate asset that can be passed along to the family or resold (like your primary residence). The deeded interest will be recorded in St. Lucie County and each owner will also have an undivided interest in the club amenities with all other owners.

5. What amenities and services are available to owners?
Owners have access to the pool and hot tub at Castle Pines. At PGA Village, owners have access to five golf courses, the recreation facility, tennis courts and the 35-acre PGA practice and learning facility.

6. Is there a cost to using these facilities?
The Castle Pines amenities and use of the recreation facility are free. Golf is affordably priced from $20 to $100 US per round.

7. What do the units look like?
Golf villas are 1,300 sq ft 2-bedroom, 2.5-bathroom units. A portion of the unit can operate as its own functional unit (lock out suite, with its own bathroom and kitchenette). The townhomes range from 1,900 to 2,200 sq ft and offer 3 to 4 bedrooms. The ROG villas and townhomes come fully furnished and are professionally decorated by an ROG designer.

8. Who takes care of damages to the units?
ROG charges an annual fee of $2,400 (US) per unit for the replacement of furniture and upgrades. If no replacement is made the balance is carried over to the following year. Renters are required to provide a credit card to ensure against damage. If damage is caused to the unit by a renter, the rental management company will contact the guest and deal with them directly to recover damages.

9. Is smoking permitted?
Smoking is only permitted outdoors.

10. Are pets allowed?
Pets are not permitted in the units.

11. Is parking available?
Outdoor parking is available for all the villas and private garages are available for the townhomes.

12. Will I always stay in the same residence?
Yes, every attempt will be taken to ensure that owners stay in their unit, however, owners have to be prepared that they may not physically in their own unit at every vacation

13. What golf privileges does a whole owner, fractional owners and renter receive?
Its pay as you play and it makes little sense for a fractional buyer to buy a membership. An ROG whole of half owner may benefit from purchasing a membership option, which is about $1,700 for the year with no initiation fee. ROG has a sheet on the details if interested.

14. Is there a storage area for the fractional owners?
Whole owners can turn the pantry cupboard into a lockout closet. Fractional owners don't have this option at this point, however in the future ROG is considering a lockable cupboard built into the walk-in closet which is too large for short-term users. Another storage option is owners would get a very large lockable bin that gets picked up after their visit and stored then delivered on their next visit.

15. How does the rental program work at Castle Pines?
Owners who participate in the rental program receive 70% of the gross rental revenue generated through the rental management company contracted to rent ROG resort homes and 85% of the gross rental revenue if rented directly by Resort Owners Group. Resort Owners Group does not charge any fees or receive any fees on the rentals described above.

16. Where can I exchange?
Castle Pines owners can exchange through Resort2Resort, a division of Intrawest, the legendary developer or world class resorts at Whistler, Steamboat, Copper Mountain, Mont Tremblant etc. Resort2Resort offers over 40 properties across Canada, the US, Mexico, the Caribbean and Europe.

17. How much does it cost to exchange?
The annual fee for the exchange program is $199 (US). ROG pays the first two years membership. Thereafter it is built into the annual maintenance cost.

18. How do I book an exchange?
To book an exchange, owners must deposit their resort home to Resort2Resort for a specific period of time. The deposit provides the owners with the right to travel within the Resort2Resort network and likewise provides Resort2Resort members with an exchangeable resort home.
